The Best Areas for Women: Mumbai, Pune, Delhi NCR, Bangalore, Chennai & Hyderabad

The Best Areas for Women: Mumbai, Pune, Delhi NCR, Bangalore, Chennai & Hyderabad

Santhosh Kumar, CEO – Operations & International Director, JLL India

For over a century, people across the globe celebrate March 8th as International Women’s Day and the social, economic, cultural and political achievement of women. This year’s theme for International Women’s day is ‘Be Bold for Change’ – and change is definitely called for. The world needs to raise its collective voice against gender bias, inequality and violence against women. We also need to give more encouragement for women’s advancement, celebrate their achievements and champion the cause of women’s education.

Closer home and the ground realities in India, working women need to know they can live, work and yes - entertain, peacefully and safely. Far from raising it for change, the voice of countless working women in India is stifled under the pressures of a daily work commute and the responsibility of managing their households. Not all residential locations are created equal – and certainly not for women in our largest metros like Mumbai, Delhi, Bangalore and Pune.

To identify the relatively safer and more convenient areas where women can live, work and relax in relative peace in these cities, we focus on some critical operative real estate factors, such as:

·         Proximity to work places and shopping areas
·         Proximity to schools
·         Safety at home and during commute
·         Adequate commuting options
·         Good healthcare facilities
·         Reasonably priced housing
·         Healthy, green environment
Some locations have themselves been agents of change. Thane in Mumbai, for example, has evolved over the years from being a largely industrial hub to a location that sports large IT/ITes offices, offers a variety of malls and supermarkets, has reasonably priced housing within self-sufficient housing complexes, ample green cover and decent healthcare amenities.

Thane’s proximity to the BKC CBD has also enhanced after infrastructure developments, resulting in it becoming a location of choice for many working women in MMR today. Other locations which have evolved from humbler identities to become cosmopolitan hubs include Gurgaon in NCR and parts of Whitefield in Bangalore.

The changes in most cases present veritable case studies of improving social infrastructure that support women who seek a healthy work life / home life balance. They have developed in a manner that aligns with the growing demands of an ever-increasing women workforce.

Safety, especially for single working and senior citizen women, is a growing cause for concern in Indian cities. Not all new urban centres which have evolved on the periphery of the older cities can call themselves truly safe places for women. A lot more needs to be done by town planning and law enforcement agencies to ensure that women working late night shifts and single working and senior citizen women need not fear for their safety.

This list of areas is not exhaustive but is a fair representation:

PCMC's Townships Save the Day for Pune's Home Buyers

PCMC's Townships Save the Day for Pune's Home Buyers

- Anil Pharande, Chairman - Pharande Spaces

PCMC's Townships Save the Day for Pune's Home Buyers

Townships are a new property mantra in India, and for the bigger cities they're without any doubt the sole remaining hope for good quality living standards. Slowly but surely, residential quality of life in cities like Pune are on the decrease, and township properties are rightfully getting increasing importance as the most logical response to the increasing need for quality-based living.

In cities such as the Pimpri-Chinchwad Municipal Corporation, the ‘Infrastructure First’ strategy being employed by the governing authorities since several decades has served to provide highly adequate living conditions for PCMC residents. On the other hand, the Pune Municipal Corporation (PMC) has not been able to keep up to speed on its own infrastructure scenario. The heedless way with which real estate development has been taking place in Pune has not only resulted in a veritable concrete jungle but also made problems like traffic congestion, air and noise pollution and also water depletion much worse over the past several years.

PCMC - The New Townships Capital

In this depressing scenario, the massive integrated townships being developed in the booming city of PCMC has offered Pune's citizens a new and invigorating lifestyle standard. In the PCMC, the integrated township revolution started in areas like Ravet and Moshi, and today the city's leading developers have also established high-end townships in Punavale and on Spine Road.

Though negligence and greed are definitely operative factors in the illogical way the Pune Municipal Corporation has been developing, it also has certain limitations. In the first place, integrated township projects require substantial acreage, and large plots have essentially been completely used up in the central regions of the PMC. As consequence, the focus has now shifted to the Pimpri-Chinchwad Municipal Corporation, where superlative support infrastructure, affordable property rates and a scientific approach to real estate development still make townships a very workable proposal.

In integrated townships, the issues are infrastructure shortfall and deteriorating living conditions are totally negated. These projects provide an extremely high grade of living standards, set to the backdrop of tasteful natural surroundings and adequate open spaces.

Providing township-level facilities in smaller residential projects would entail prohibitive prices for the developers – and the cost escalations would have to be passed on to the property buyers. Such facilities would immediately boost a smaller residential project into the luxury category, with consummate price implications to buyers. However, as a result of the economies of scale, township developers in the PCMC are giving the township lifestyle option to buyers at prices that reasonable and attractive.

High-quality infrastructure, open spaces and instant accessibility to every requirement of day-to-day living in these townships result in a first-class lifestyle equation since all residents in a township gain from one big integrated and centrally managed system.

Township Properties - Higher Price but Ultimate Value

As already mentioned, when a builder offers township-level facilities in smaller housing projects, the prices to consumers are comparable to those of high-end luxury residences. In townships, the vast variety of facilities, fully-integrated infrastructure as well as the availability of schools, hospitals and shopping complexes within the premises obviously means that township properties come at a price that is somewhat higher than standard multi-storey flats. On the other hand, the added expense is vindicated by the reality that people who buy into township properties are guaranteed a greatly superior living standard – not to mention vastly higher yields on investment.

For property buyers who just don't desire to compromise on their lifestyle choices, the township properties of PCMC are the most logical and intelligent options. The direct benefits include a healthier life thanks to open spaces and greenery, complete security, the guarantee of high-grade infrastructure and facilities within the premises, and instant accessibility to recreational facilities and retail outlets. This results in a very high measure of convenience and comfort within an entirely cosmopolitan ethos.

Hardik Patel shares his thoughts at the 7th Bharatiya Chhatra Sansad organized by MIT-SOG, Pune

18 January 2017, Pune: Social and political activist Hardik Patel shared his thoughts on ‘Reservation on caste, social justice or total injustice? ’ at the 7th Bharatiya Chhatra Sansad organized by MIT SOG, Pune amidst much anticipation and excitement. He spoke his mind on the reservation system in India and spoke about his expectation for a fair reservation system.

Here are some excerpts from his speech:

“My fight isn’t with other reserved classes like SC, ST OBC etc; my fight is against a system where a qualified farmer’s son is jobless due to a biased system. We must understand that giving reservation is nowhere closer to giving alms, I believe reservation should be designed in a way that it adds to the strength of the country. The reservation system should be divided basis the number of members in any cast. It has to be proportionate and only then will it make sense. I believe we can take the country forward if all casts are one, but that is still a distant dream. We are the youth and we have to make a new India. I firmly stand by reservation in India and will fight for it come what may. I am with farmers, I am with the youth and I am with reservation.”  Hardik Patel

His session concluded with a couple of questions from the young audience and this is what he had to say to them:

Question from youth: I am a Pathidar myself and don’t want reservation, why I am I forced into it?

Response from Hardik Patel: This is for a greater good. I am asking for a reservation that is fair and proportionate to the population and number of castes in India. Please don’t think you are forced into it, think that this will help the country come out of a biased system.
